The Apartmanica annual subscription price includes a .com domain. You can also use your existing domain if you already have one registered, but this does not reduce the annual subscription price.

Yes. Apartmanica offers several design options for the website that you can choose independently, depending on what best suits your accommodation and how you want to present it to guests. In addition to selecting a design, you can add your own accommodation logo or generate one within the system, customize the visual identity, and choose whether to display photos in a slider (carousel) or video content on the homepage. This way, the website gains a personal touch, stands out from other listings, and immediately gives guests a professional and trustworthy impression.
Yes. If you already have a domain, we can connect the website to it. If you don’t have a domain, a .com domain is included in the price, provided it is available. This gives you a professional website address without additional costs or technical complications.
Yes. The website supports multiple languages, allowing you to present yourself clearly and professionally to guests from different countries. Multilingual content increases search engine visibility and makes it easier for guests to decide on a booking.

The calendar in Apartmanica serves as a central place for viewing occupancy and reservations of all your accommodation units. It provides a quick and clear overview of availability and enables easy management of dates in one place.
The calendar consolidates all dates – inquiries, confirmed reservations, unavailable periods, and iCal occupancy. Each entry clearly displays key information, without the need for additional searching.
The calendar is connected to external channels via iCal synchronization. Occupancy from other platforms is regularly transferred into Apartmanica and is clearly marked in the calendar together with information about the source.
The calendar uses colors for a quick and clear overview:
- yellow – received inquiry
- green – confirmed reservation
- gray – unavailable period
- lightly shaded red – occupancy imported via iCal synchronization (with the iCal source displayed)
In addition to the status, the calendar immediately shows where the inquiry or occupancy came from, the reservation amount, and the stay period.
Yes. Although an iCal occupancy is displayed as a shaded period, it is possible to manually add a confirmed reservation over that period and enter it into the Apartmanica system. This allows you to keep an accurate record of all reservations in one place.
Yes. You can manually add an unavailable period or a confirmed reservation in the calendar, for example for bookings received by phone, email, or other channels outside the system.
An unavailable period is easily set directly in the calendar. Select the dates when the accommodation is not available for booking, and these periods are automatically taken into account across the entire system.
Yes. All changes in the calendar are applied immediately within Apartmanica – on your website, in the booking engine, and when receiving new inquiries, ensuring that guests always see up-to-date availability.
The calendar provides a central and highly detailed overview of occupancy, and in combination with iCal synchronization and manual inquiry confirmation, it allows you to check availability before each confirmation and make a secure decision, minimizing the risk of double bookings.
Apartmanica supports card payments and bank transfer (wire transfer) payments. The accommodation owner decides which payment methods will be available to guests.
The guest can make the payment only after the accommodation owner accepts the reservation inquiry. This ensures that only confirmed reservations are paid for and that the owner has full control over the process.
After the reservation is accepted, the guest is given the option of online card payment. The payment process is fast and secure, without any additional communication or manual data entry by the accommodation owner.
With bank transfer payment, after the reservation is accepted, the guest receives the payment details for the accommodation owner’s account (IBAN, amount, payment description). The guest completes the payment via their bank, according to the provided instructions.
Yes. The accommodation owner decides whether to offer card payment, bank transfer payment, or both options. This allows you to tailor payment methods to your business and guest profile.
Apartmanica does not charge a commission per reservation.
In the case of card payments, transactions are processed via Apartmanica Pay by Teya. In cooperation with the payment provider Teya, a highly competitive fee is applied, starting from a minimum of 1.5% of the total transaction amount, depending on the card type and payment method. This fee applies exclusively to the card payment service.
If the guest does not make the payment within the timeframe defined by the accommodation owner, the reservation is automatically cancelled. The payment deadline is entirely under your control and can be adjusted to your own business terms.
Yes. The system allows you to set a deposit or full payment, depending on your rules. This gives you flexibility in charging and additional security for the reservation.
Each completed payment is automatically recorded in the Apartmanica system and linked to a specific reservation. This provides a clear and up-to-date overview of the payment status.
Yes. Card payments are processed exclusively within the secure system of the payment provider. Card details are not stored in the Apartmanica system, ensuring high security standards and the protection of guest data.
Smart synchronization enables the exchange of availability information between Apartmanica and other booking portals, ensuring that calendars are as aligned as possible. The goal is to reduce manual work, increase transparency, and minimize the risk of overlapping bookings.
Apartmanica supports synchronization with all portals that use the iCal standard, including Booking.com, Airbnb, and other similar platforms. This allows you to manage all channels from a single place.
No. Synchronization does not occur in real time but at regular intervals. Apartmanica frequently pulls occupancy data from other channels, typically every 5 to 15 minutes, to keep the information as up-to-date as possible.
No. Apartmanica does not import bookings from other channels; it only exchanges availability information via iCal synchronization.
How often other portals pull data from Apartmanica depends on their internal rules and may vary from portal to portal.
To further reduce the risk of double bookings, Apartmanica uses a manual inquiry acceptance model. No reservation is confirmed without the host’s decision, providing an additional layer of security and control.
The guest submits a booking inquiry through the website. The host then has the option to accept or decline the inquiry after checking availability and conditions. Only after acceptance can the reservation proceed to the next step.
Quick response is key while the guest is still interested in the accommodation. That’s why Apartmanica automatically sends a notification by email, and additionally an SMS to the host, as soon as the guest submits an inquiry. This way, you can respond immediately, even when you are away from your computer.
By manually accepting bookings, you maintain full control over your accommodation. Before confirmation, you can check availability across all channels, length of stay, guest composition, and other conditions. This helps avoid unwanted situations and ensures you commit only when the reservation suits you.
On their own website, the host has their own rules, terms, and full business freedom. There is no instant booking under someone else’s conditions, no obligations to portals, and no per-booking commissions. You decide when, how, and with whom you do business.

The invoicing tool allows you to easily and clearly create invoices for guests, without the need for external software. Invoices are linked to reservations and tailored to accommodation providers in tourism.
Invoices can be automatically generated based on reservation data, including the amount, stay dates, guest details, and accommodation unit information. This reduces manual work and the possibility of errors.
Yes. In addition to automatic generation, it is also possible to create an invoice manually, for example for special cases, additional services, or reservations that were not created through the system.
To create an invoice, the system uses guest details, the stay period, accommodation price, additional services, and the accommodation owner’s settings. All information is already available in the system and does not need to be re-entered.
Yes. The tool is designed for issuing invoices in the context of private and professional accommodation rental, with clearly listed items and a transparent invoice structure.
Through consolidated data on reservations and amounts, the tools make it easier to track income, prepare data for your accountant, and handle general business administration.
